DRAFTING LLC TYPICALLY OFFERS (2) TYPES OF RESIDENTIAL PLAN PACKAGES
DEPENDING ON YOUR NEEDS; REVIEW PLANS AND CONSTRUCTION PLANS.
RESIDENTIAL REVIEW plans:
- In lieu
of a complete set of Construction Plans, an Owner may chose to obtain Review
Plans, with Construction Plans to follow
- A set of Review Plans typically includes only the FOUNDATION/Basement Plan, Floor
Plans AND Exterior Elevations, AND may not be as detailed as those in the
Construction Plans
- The primary purpose
of the Review Plans is to allow the Owner to do an analysis of the home’s size
/ layout AND also to obtain preliminary construction pricing, if
desired
- Once the Owner has reviewed
the Plans, any changes can then be implemented as the plans proceed from Review
Plans to Construction Plans
- Note: In most cases, a building permit will not be
issued if only Review Plans are issued to the local Building Department
residential CONSTRUCTION plans:
- The drawings making up a set of Construction
Plans will provide the necessary information required to obtain a building
permit AND construct the home
- The
following list indicates what is typically included, but not limited to, in a
set of Construction Plans, with a brief description of each
COVER SHEET:
- Project title, address AND location map
- Sheet index
- Site layout plan (location of proposed /
existing structures, lot size AND setbacks based on
Owner’s survey)
- General construction notes
- Building Code related notes
FOUNDATION / BASEMENT plans:
- Dimensioned foundation / crawl space / basement
plans
- Structural elements making up foundation /
basement (footing, foundation walls, bearing walls, column AND beam
locations AND sizes)
- Concrete floor slabs AND reinforcing
- Sump AND drainage (as required)
- Structural framing above (floor joist size,
spacing AND direction)
- Door AND window locations AND sizes (as
required)
- Building section keys (indicates locations of
building sections)
- Miscellaneous details (as required)
- General construction notes
FLOOR plans:
- Dimensioned floor plans of each level of the
home
- Structural elements (bearing walls, column AND
beam locations AND sizes)
- Door AND window locations AND sizes
- Room finishes (as required)
- Structural framing above (roof trusses, floor
joist size, spacing AND direction)
- Building section keys
- General construction notes
ROOF plans:
- Roof slopes, ridge AND eave lines
- Structural framing (as required)
- Eavestrough AND downspout locations (as
required)
- Building section keys
- General construction notes
EXTERIOR ELEVATIONS:
- Front, rear AND side views of the exterior of
the home
- Material labels
- Critical floor-to-floor AND bearing heights
- Roof slopes
- Building section markers
- General construction notes
BUILDING SECTIONS:
- “Cutaway” view through the home (indicating
foundation, walls, floors, stairs, ceilings AND roof)
- Critical floor-to-floor AND bearing heights
- Wall section keys
- General construction notes
WALL SECTIONS AND DETAILS:
- Large scale views of the building sections with
detailed information regarding the construction of the home (indicating
construction of foundation, walls, floors, stairs, ceilings, structural
framing AND roof)
- Material labels
- Critical floor-to-floor AND bearing heights
- Detail keys (enlarged details as required)
- General construction notes
INTERIOR ELEVATIONS:
- Dimensioned interior views of the home (as
required)
- Material labels
- General construction notes
OPTIONAL INFORMATION:
- Electrical layout
- Mechanical (plumbing/HVAC) layout
- NOTE: These
items are typically not shown on plans, but may be done at the Owner’s
request. The Electrical AND
Mechanical design AND engineering are to be completed by others, but if there
were particular locations or equipment the Owner would like to specify, they
can be specified on the Floor Plans. Most
often, this information can be coordinated with the Mechanical AND Electrical
Contractors AND is not required to be on the Floor Plans. Any Mechanical AND Electrical items shown
on the Floor Plans is only to be used as a guideline. it is the responsibility
of the Mechanical AND Electrical Contractors to insure the construction
performed by their trades meets the governing building codes.
